A Phase II Environmental Site Assessment is typically the broader choice when due diligence identifies a recognized environmental condition, former industrial or commercial use, a suspected chemical release, vapor-intrusion concern, or another source that requires site-specific environmental sampling.
An Underground Storage Tank Assessment is more focused when the principal concern is a known, suspected, removed or abandoned buried tank, petroleum staining or odors, incomplete closure records, or possible impacts from heating oil or fuel. Depending on the findings, a tank-related investigation may become part of a broader Phase II scope.
